Healdsburg Affordable Housing

It is not news that I am unhappy the new real estate company in town has built its business plans on purchasing affordable rental units, performing cosmetic makeovers and quadrupling the rents. Only weekend residents can afford these rents. They are promising a thirty percent returns to their investors when they sell in 2 years. Enough with my rant, sorry but I love my town.

I have a partial solution. Let’s add granny units now. My partners have agreed to step up with relationship pricing on these units and I will be one of the gatekeepers to prevent these units from going into greedy hands.

The total cost to add a brand new 623 square foot one bedroom, one bath granny unit in Healdsburg is $140,560.70. The payments on that unit would be $709.36 a month.

A 831 square foot 2 bedroom, 2 bath home will cost $162,340.67. The payments on that would be $836.00 a month.

Maximum size – The secondary dwelling unit may not exceed 640 square feet on lots between 4,500 and 6,000 square feet in size.

The allowable area for a secondary dwelling unit may increase by 5% for every square foot of lot area over 6,000 square feet but may not exceed a maximum size of 850 square feet.

There is going to be a series of town meetings to address the affordable housing problem in Healdsburg. It has to be approached from many angles. The City of Healdsburg is hosting the meetings and I encourage all to attend. The meetings will take place in city hall.

This is not a problem the city has caused and we can no longer rely on government to solve all of our problems. The private sector needs to be part of the solution and if this is done right it may get incentivized down the road. Yes, you could receive that great investment incentive of a larger return on your property and be part of the solution.

A granny unit can house your kids while they save to buy a home. If a parent dies the spouse could live in the granny unit or a caregiver could live there. The flexibility to this is great.
